Remote quoting

Send a quote without a site visit, and what has to be in your hands first

Plenty of trades can quote off a description. A remodel cannot, because the number moves with dimensions. The question is not whether you are brave enough to send it. It is what you are pricing from.

Who answers this now, and who they answer for

Two pages on page one genuinely answer this question. One is written for concrete contractors and one for handyman work. Both are good pages and both quote from a description, because in those trades a description is nearly enough. A driveway is length times width and a thickness you choose. A ceiling fan swap is a ceiling fan swap.

Around them sit forum threads where the answer is never do it, a homeowner board asking why contractors insist on the address, and a couple of pages about getting quotes fast that are written for the homeowner, not for you. Nothing on page one is written for a remodeler, and a remodel is the case where this question actually gets hard.

A driveway quotes blind. A kitchen does not.

A remodel number does not move with the description. It moves with dimensions. Linear feet of cabinet run. Square feet of tile and the pattern it gets set in. Wall area once you take out the window and the door. How far the new drain has to travel to find the stack. Change the room by a foot and you have changed the money.

So quoting a remodel without a visit is not a nerve problem and it is not a software problem. It is a measuring problem. Either you have real dimensions in your hands or you are not sending a quote, you are sending a wish and hoping she does not hold you to it.

Which means the useful version of this question is narrower than the search suggests. Not how do I quote without seeing it. How do I get what I would have measured, without being the one who drives out to measure it.

The three sentences that make a blind quote safe to send

1

What it was priced from

Name the source and date it. Priced from room measurements captured on 14 October and eleven photographs, both attached. If the room is not what the capture shows, the price is not the price. That one line is the difference between a quote you can stand behind and a number you end up arguing about in a driveway.

2

What is an allowance and what is a price

Anything she has not chosen yet is an allowance with a figure and a unit beside it. Tile at 6 dollars a square foot supplied. Not tile included. The homeowner who falls in love with a 14 dollar tile has then changed her own price, in writing, before anybody has torn anything out.

3

What is not in it at all

A short list of things nobody can price without opening something up. Framing behind the tub surround. The state of the subfloor. Whether the panel has room for the circuit. Say what happens to the number if each one goes the wrong way, and say how you will tell her.

Where the dimensions come from

1

You send a link

Text or email. No account for her and nothing to install.

2

She opens it on her own phone

On a recent iPhone Pro the phone measures the room with LiDAR while she walks it. On any other phone she types the room sizes and photographs the room, and the photos upload one at a time as she takes them, so a bad connection does not cost you the lot.

3

The scope comes back written

A vision model reads the photographs and writes the scope brief out for you to correct. You are reading and fixing a draft instead of starting from a text message that says it is the small bathroom.

4

The number is yours

Every line is priced against your own cost book, with each quantity traceable to where it came from. No model sets your price. Arithmetic does, against the prices you entered.

An allowance is not padding

The real reason most remodelers will not send a quote without standing in the room is not the dimensions. It is the fear of being held to a number they picked badly. Padding feels like the answer to that and it is not.

A quote with fat in every line reads expensive, and it loses to a sharper one that is going to get changed later anyway. A quote with three named allowances and a four item exclusion list reads like somebody who has done this a hundred times. It also sets up the conversation you actually want at signing, which is about her choices, not about whether you lowballed her to get in the door.

Questions contractors ask

Can I really price a bathroom I have not stood in?

The repeatable ones, yes, with your assumptions written on the quote. A tub to shower swap in a standard three piece bath with nothing moving is a job you have priced forty times. An old house with suspect framing and a floor that moves is not, and no capture changes that.

What stops her sending useless photographs?

The link walks her through what to capture and the photos upload as she takes them, so you can see what is missing and ask for those two before you price anything. You are not waiting on an email with four dark pictures of a cabinet door.

Does the AI set the price?

No. A model reads the photographs and a model writes the scope brief. The number is arithmetic against your own cost book, line by line. That is the part we will not hand to a model, and it is why the price comes out sounding like yours.

What if the room measures wrong?

On a recent iPhone Pro the room is measured by the phone with LiDAR, not by her tape. On any other phone she types the sizes, and typed sizes are exactly what they sound like, so your capture line and your allowances carry that risk instead of your margin.

Do I still go out before work starts?

Most contractors do, and it is a better visit. You walk a signed scope instead of taking a tape out of the truck and starting from nothing.

What does it cost to try?

Two scans free with no card. Solo is 79 dollars a month for one user and 20 scans, Crew is 149 for five users and 60 scans, Shop is 349 for unlimited users and 200 scans. Extra scans are 4 dollars each and nothing locks up. Jobs your own crew captures on site are not metered on any plan.
